The Château offers about 670m² living area on 3 levels.

Grounds

The Château and its park with the rare species, some of them 200 to 300 years old, are enclosed and with all the buildings together, the hamlet covers about 4ha.

Business and equipments
The vineyards are AOC and have the organic label. Every year the wine gets various awards. The top quality is the base for the successful sale of bottles mainly in Europe and some Overseas countries. The further right to plant of 20ha would be part of the 41ha arable land. The arable land is planted with cereal which is organic as well.

All materiel and equipment are part of the sale as well as the entire stock is included in the sales price. The gîtes and B&B as well the reception room stay fully furnished. This activity has just started and is still under development. The only items not included are the furniture in the Château since they are private. There is a possibility to buy more land in the neighbourhood.

General condition
The Chateau as it stands today has been built in 1880 and has been continuously looked after. It is in very good condition on the ground floor and first floor. Maybe just the kitchen and plumbing  would benefit from updating to your taste. All original elements are still there and in perfect condition, such as floors, fireplaces, staircase, wooden panelling, wall and ceiling decoration, doors with handles etc. The second floor needs total renovation. The joineries are wooden simple glazing, wooden shutters, alarm with video surveillance.

The tourism activity (2 Gîtes, 6 B&B and the reception area, Spa and pool area) have been recently created and are totally renovated with top quality materials such as oak, marble. All those accommodations have a very high standard, offering the comfort of a **** Hotel. All comply with the actual required norms and are fully functional. Alarm system. The business is just about to take off.

The various empty stone buildings which could be developed into further accommodation, depending on your projects, are all sound and in rather very good structural condition.

The buildings connected with the wine business which are currently used – of which the vats are only a small part – are also in very good condition and conform to current regulations.

Some technical information
6 wells feed the Château with water which doesn’t have a filter system or special treatment today; there is a septic tank which might need updating. The buildings dedicated for the actual touristic business have their own water feed with cheap agriculture water which gets filtered and UV-treated to become perfect drinking water. Those buildings have their own waste treatment applying to the regulations. The property disposes about triple phase electricity.
